This what aggravates me about land.. We've been looking for a wooded lot that's 2-5 acres... Everything in Central Zachary area seems like it's 150k for that. Outrageous... Watson Denham same thing.

This has been nothing short of hell searching for land.

All I want is 2-5 acres /rant

Screw that, run Forest run at that price. There is a reason why it's been on the market that long.

Dig a pond, use the dirt for your house pad (let it sit a year) if you're set on that piece of property.

Underground all your utilities- electric, phone, cable (if available), water and gas (of course). Conduit and wire are cheaper than poles and hanging wire, wetherheads, etc.

As everyone else has said I would get away from that, wet lot and long term you will be in the mosquito business as you try and raise a family that is no fun.

My wife and I spent seven years looking for the right place, when we found it we knew it and to us it's our dream place. It can be hard at times, but be patient the right place will come along and when it does you will know it and won't have to ask the OB if it's right or not.

Dirt to build up the land will cost around $5 a yard haul in. If the ground is wet now, I would start looking else were unless they are just about giving it away. Reason, they build a crawfish pond. That in itself should tell you that you are in a wet, deep wet zone.

Came here to post that.

Does anyone think this is worth building a house? Should

I've got a piece of property that has low spots as well and it's a pain In the arse. Wet weather screws up any plans you have to maintain it or do anything with it which means you lose lots if time on projects. I'd pass on it and head for higher ground.
