-I used owners.com to sell my last house.
-Have open houses if/when houses down the street from you have open houses, especially if they are listed with a realtor
- keep in mind that the house down the street from you that's listed with a realtor is probably priced 3-6% higher to account for realtor fees.
- one thing that I think helped is to include a floor plan on the flyer, if possible. My wife created one in Excel, and while it wasn't to exact scale, it gave people an idea of the layout.
- realtors are going to bug the shite out of you and make you think you'll NEVER sell your house without them. Don't listen, but do offer them a flat rate commission if they want to show your house.

your second point doesn't make any sense. A house is worth whatever it is worth regardless of whether or not a realtor is involved. Houses aren't worth extra because an agent is involved. The rest of your advice is great

Good advice from Gumbo. I used FSBO.com and added pics on the web listing. Ran a couple of ads in sunday paper. The house sold in 2 months. Getting true comps is not hard to do. Go look up recent home sales in your neighborhood at assessors office (if they list purchase price-DONT use assessed value) or the clerk's conveyance records. Add one of those tubes on a stick and have the copies of home details and contact info on it for people to take.
The buyers called me a year later asking me to take the listing off of the website. I did from the website I listed it on right after it sold. The listing got picked up by a lot of other websites and they had people knocking on their door all the time wanting to look at the house over a year after they bought the house
