Well, for starters, it would have infinite acres. Like the ever expanding universe.

15,000 acres of Mississippi River bottom . 3000 sq ft cinder block camp because it can't be too fancy . Full bar ,outdoor and indoor kitchens . Covered front porch ,fireplace , and card tables are absolute necessities

Why, you about to buy it?
I'd be happy with 2500 acres close to the MS River on either side. Have a couple stocked lakes and a few bar pits. Ideally it would start as a flooded timber swamp next to the river and elevate into hardwood hills ( a la Fort Adams) with fertile soil.
I'd like my house to be on 100 or so acres of pasture land with a big lake out front. The rear of the home would have a back deck off the second floor overlooking the pasture with a wood line a couple hundred yards off where I could sit in the evenings with a glass of whiskey and watch the cattle, wildlife, and the sunset. I've thought about this a time or two. $5mm could easily do it. $3mm could do it with 1000 acres.

All I want is our ponds back on our land
Maybe a new camp, but other than that I think our family land is perfect.
ETA: Okay but dream place would be up in Wyoming or somewhere where there's come hills with a log cabin on a cliff overlooking my land.
Fishing camp would be my camp in GI but with a 65 viking that would travel between my homes in Costa Rica and the Bahamas. With the occasional cross Atlantic trip with my mothership.

Homestead: ~ 5000 acres in Concordia parish on Ms river. Lodge style "camp" reclaimed cypress open trusses, outdoor kitchens fireplaces, full service directtv and Internet, enough rooms beds to house about 20 friends. Mostly hardwood bottoms with a few large fields, crp, and some flooded beans for the ducks. Mostly bow hunt.
Fishing "camp": 65' hatteras convertible that would travel between grand isle, isla mujeras, Bahamas
2nd home: lodge in Teton valley, Wyoming for skiing, and elk mule deer hunting and fly fishing
I have ridiculous tastes

What I'm going for. Our current land has all of the above, but the deer are small and ducks are spotty. Excellent fishing, and small game.
Eyeing some place in the flyway with 2 or 3 traditionally good duck holes with some deer hunting near lake chico. Wouldn't hurt to have my own private oxbow. Log lodge with gourmet kitchen. Walkin freezer and full meat processing set up. Wondering how many acres I'd need.

I've always wanted to hunt in Arkansas. I think I'm going to look up places there for a change in scenery.

Funter Bay.
Cabin on a couple of acres. On Admiralty Island a 10 min. flight or 30 minute boat ride from Juneau. Bears, Goats, duck, moose, (across the straight) Deer, Halibut and incredible salmon runs. I've got a couple of friends with cabins there. Perfect location. You don't need much land to own, you have a 1,600 sq. mile island to hunt. Whale watching, Orcas,
This one's for sale for 250k

My friend Lon got stranded Sunday, 90 mph winds kept a plane from getting in. I don't think he was very upset except that he ran out of beer.
If I could figure out how to live in Funter, I'd do it in a heartbeat.

Dammit, just give me a week in a place like that. I feel like I'm suffocating out here, and I live in Mississippi for Pete's sake (not in a big city or anything). I feel like a place like that can detoxify me in a way.

I am a greedy bastard so I guess I could be content with a Ted Turner type of property, go from Canada to Mexico and never leave my property.

That's how I feel. Even in Juneau, I've got to get away and cleanse the soul once in a while. It's hard to come back to traffic lights and automobiles.
