Make a lease that requires all utilities to be active at all times. I had a worthless piece of trash whose electricity and water were shut off and my place suffered because of it.

I figured it's common to make the tenant pay the elec bill, but what about the sewer/water/trash bill ? Will I need to put those in their name ?

also you should replace the air filters yourself....it protects your equipment and gives you a chance to check up on them

be prepared for seemingly smart nice people to act like entitled idiots and try to screw you over. Grow thick skin.

Pets can cause lots of damage. Either no pet policy or a large deposit up front.

i have always liked having the yard cut either by myself or have a service do it. You can add a little to the rent for it. It is like the air filters, the more you are around and taking care of a few little things, chances are they will perform a little better as well. If you have the attitude to just collect the check, then they will sense that and not really care about the place either.

I've heard that you can get a real estate company to manage the collection of rent and such for a small fee

bad idea unless you have at the very least 10-15 properties.

check with the city the property is in to see how trash is handled. If it is a seperate charge you will want to handle it yourself. Your tenant will not pay it and most cities fine you for not paying the trash fee. All others should be the tenants responsibility.

and it would also be helpful to let us know if your planning on low income properties or more mid-class type properties. It makes a huge difference in management style.
