I don't think you guys realize how much Tennessee fans are in love with Peyton. Every Titans v Colts games I've been to in Nashville was filled with Peyton jerseys, either UT or Colts. A lot of my friends are die-hard Peyton fans and are orgasiming over the idea of Peyton being a Titans.
Locking him up to be a future owner is Bud simply making a smart business decision. Peyton as an owner keeps the hype forever.

I figured he would end up there, close to his alma mater. Perfect fit.
Denver would be a mistake and he's not competing with Brady and New England twice a year.
Arizona was probably most logical destination with Fitzgerald and indoors in a weak division but probably didn't want to be in same league with Eli

If he does this, wouldn't it ruin any possibility of him retiring as a Colt?

Has much grief and disdain some Saints fans might have for Hebert and Archie, they are people closely tied to the program that bring some energy and brand recognition to the Saints. The Titans don't have that. With Peyton, they will have a hall of fame QB, one they love to death, to be an image/icon for the franchise.

Rickey Jackson went to the Niners and still retired a Saint, so I'm thinking he could still retire a Colt if he wanted to.

Houston was 10-6 and Tennessee was 9-7 last year. I understand the Texans record is a little deflated because of Matt Schaub being injured, but if their records are that close without Peyton, I'm confident the Titans would beat the Texans with him.

they got a better shot, for sure. But even with Peyton, the Texans are a WAY more complete team than the Titans

I'd imagine that they go hard after Manningham, or, if they have the cap space, Wallace (he'd be worth giving up the #17 pick for, IMO). Hell, maybe both.

Maybe, but elite qb's tend to make the difference. Peyton never really had a complete team in Indy, considering his d usually sucked, and he was still winning 13 games a year.
