Current mortgage rates vs. recent lows, and vs. projections

Does Bernanke's comments today about interest rates remaining low affect 15 and/or 30 yr. home mortgages??
I read about it affecting short term loans and wasn't sure if a mortgage fit in.
Also, noted 30 yr at 4.33, and 15 yr. at 3.5 today per yahoo finance page. Has anyone locked in LOWER than this without paying down points in past year?
Any thoughts on whether this will remain stable?

15 year has been lower. 30 year is low.
Mortgage rates are tied to rates mentioned by B.B.
Rumor out that QEIII is coming keeping rates low. But long run the threat of inflation can push things up very quickly.

my random guess is that rates aren't going higher without a major rebound in the economy. So I don't think we will see anything above 6% through 2016.

This is the best I'm seeing as well.
3.25 with 3/4 of a point.

Should be able to do 3.25 w/ 1/2 point. That was my quote at noon today. The half point wasn't worth it for me though.

I looked at a lender today and saw that they had 3.875% on a 30 yr with a 15 lock. Call a local bank Investar or Iberia and you should be able to get close to that.
Good luck and I have only seen rates this low once before and it only lasted a day or two

Per same yahoo site, 30 yr. @ 4.29, 15 yr. @3.43.

A 15 year at 3.5 is money. I would jump all over that.

I am about to refinance my 30 year to a 15, just can't beat it with these rates. Any advice on what lender to use?

Just go to bankrate and find the absolute lowest rate possible. Maybe check the internet to see if they have any major issues servicing loans. I used everbank on my last two loans, but they just had the cheapest rates at the time. And honestly they were much easier to work with than USAA and 10x better than the frick sticks at Chase.

A bank in Shreveport has 30yr 3.75% and 3.25% on 15ys for refis.

Hard to believe, especially today with the 10 yr yield up. Even yesterday, that 30 yr rate would most likely require significant points and fees.
