Is it too late to buy flood insurance?

You can but it any time, but there is a 30 day waiting period before it goes into effect.

30 day wait for coverage to go in effect unless required by lender for a new purchase.

You can buy it but it won't go into effect until flooding in the Miss goes below flood stage. If you do buy it do it quick before the program expires again because of political infighting in DC.

Correct. I own flood insurance on a rental house next to a creek. Lender did not require the insurance, so I bought it myself and I was told there was a 30-day period before it took effect.

I am not reading this thread, but I know it takes 30 days to go into effect.

Also u can only get flood insurance if ur property is in a flood zone

There is no requirement that a property be in a flood zone. See this link.
