Thinking of joining a lease. What should I ask first?

I am relatively new to hunting (deer hunting for four years). I have an opportunity to get into a hunting lease for the first time. Up until this year I have relied on family and friends taking me along. I'm just wondering if anyone has suggestions on must ask questions for the president of the hunting camp. I talked to him briefly today and got some basics: I know how big the property is, how many guys are in the lease, the dues amount, what type of stands they have, and their rules for killing deer. I'm sure there are tons of other questions I should ask. Any suggestions would be much appreciated. Thanks.

Ask whether they allow personal stands. If so, I'd be timid to join. Members that have been there for years will have a stand in every corner and bitch if you hunt theirs or put one up nearby.

Truck or atv access?
If they have any camps available for sale or spots for yours?
what kind of management do they do?
do they feed? plant? year round or in the fall only? what they plant?
do they allow guests? guest fees/rules?
if you have kids you need to ask about that. do your kids have to pay guest dues? do their kills count against your number?
Do they run dogs?
hows the squirrel, rabbit, turkey, dove, duck, etc hunting is? Do they allow it?
any fishing available?

Does it have running water and elec.
Does it have a camp or do you need a travel trailer.
Can you bring guests, if yes what are the rules for guests.
Are ATV's allowed.
Do you draw for stands before each hunt or does everyone have there own area.

Ask them how many deer they kill a year. I was in a lease where it was not even two per member and the hunts sucked. We rarely saw deer, making it a long season. I kept thinking it would get better after I learned the lease, but there were just no deer.

Ask to see their kill records from the previous years. You can tell if there are lots of deer being harvested and the quality of the kills.

I wouldn't want to be in a club where only 1-2 deer were killed per member, but I also wouldn't want to be in a club where everyone tags out on small bucks.

If you have a family, ask if wives and family are welcome at the campground.

See if alcohol is allowed.

rules concerning non hunting use of lease.
annual or season access?



Other important issues:

ability to "borrow" members camera cards
club decision on season for collared and non collared dogs
# of judge owners/users
# of annual black panther reports
correct caliber to deal with trespassers
percentage of members that are hunting outlaws
percentage who openly admit to above
can you grow your own smoke beside your stand
do the deer in that area like to eat your smoke
proper defication procedures and locations

How long does the camp have the land leased? I'd be leery of a year to year, as you may put in a lot of sweat equity only to loose the lease next year.

Does the land owner and his family also hunt the land? I've heard of this happening, and the land owner's kids or grand kids ran amok on the place making it miserable for the lessee's.

Camps can be a lot of fun but also a lot of trouble. I've never been in one that I hadn't hunted in as a guest for a while, then was asked to join. With that said, you don't know who your friends are until you hunt with them.

Most of the questions I would ask have already been mentioned.

Ask them though if they can take you around the lease. Let them show you some of the property.

What size bucks they kill? If they ain't there you can't kill them.

Once again, thanks for all the suggestions. I just talked to the president again and me and my brother (he is interested as well) are going to look at the property next Saturday. I will keep reading and have an extensive list of questions for him next Sat. I'll try to post answers to some of yall's questions and tell you what I see at the lease to get more feedback on whether this would be a quality place to join and hunt. Thanks again.
