How goes Mississippi turkey hunting?

Shitty at a property I hunt in Tate County in North MS. I think it's just that property though, I've heard neighbors shooting. This place used to be the easiest place I've ever hunted to kill turkeys, but the numbers have been dwindling for about 3-4 years now.

9 1/2 inch beard and 1 inch spurs last week. Came in silent at 11:30. Madison county.

I was up at my property last Friday, not hunting working on stuff for next deer season. I had a gobbler sounding off at 10 am where I was working and then heard him around 4ish in the pm.

The turkeys don't like my land during deer season for some reason 90% of the years. I haven't seen a turkey for two years. They always stay a few hundred yards to the north of me.

I’ve heard more this year than the past couple of years on non-WMA National Forest.

Sounds identical to my opening day. 9.5 inch beard, 1 inch spurs, he and his 2 buddies strolled in silent at 11:30. First birds I had seen all morning. Pearl River County

The second weekend of the season, I took my buddy on his first turkey hunt. Guess he got Turkey fever because we had 2 toms, 2 jakes, and a hen come right up on us at ~15 yards and he missed.

Went back this past weekend and unfortunately didnt see a bird. Heard a few gobbles early but sounded like they pitched down and headed to the neighbors

Struggling to get on birds in Pearl River County. Heard one close on opening day but messed up my set up.
Have heard a few since then but nothing close and nothing firing off past fly down time, except for one the second Sunday of the season. He was firing off for an hour or so but was far.
Have heard a few shots close by.
We did shoot 3 birds off this property last year by this week. There were plenty of birds around in February and early March but they’ve disappeared. We haven’t pressured them too hard unless the locals are hopping property lines.
Trying my luck in Tangipahoa/Washington Parish opening day.
