Widening my storage room

Project Overview:
- A new foundation will need to be poured.
- The roof line will need to be adjusted to accommodate the addition.
- Electrical will need to be installed.
- Insulation is needed for the exterior walls, but no HVAC—just a portable window unit.
- For the interior wall, I'm open to either Hardie board or vinyl siding—something moisture-resistant that can handle getting wet.
- Plumbing is needed for a utility sink and an exterior water spigot.
- Flooring will remain unfinished concrete.
I’d like to include a roll-up side garage door as part of the widened addition.
A few questions:
Am I missing anything major here from a construction or code standpoint?
Is there a rough way to estimate project cost based on similar work?
I’m planning to hire a general contractor — any advice or considerations as I start that process?

This is a bad idea as a permanent solution. The wall beneath the window unit will be rotten in 7 years.
If the bricks can be saved, it is worth it to reuse them to achieve the same look.

yeah thats gonna be every bit of a similar price per SF as new construction, possibly a bit more. OP how many SF are you adding?

How close is your neighbor/property line on that side of the storage room? You need to check to see if you have enough room to meet the setback requirements from the property line if required.

I have been thinking of doing something similar at my house for awhile now. The existing exterior wall is load bearing, so you would make the window a door, or run a beam across the top so you can open the entire wall up to the new space. Need to find a good framer with a roofing license. I have one in BR if you need.
The biggest hurdle will be the plumbing and where you have a sewer line to tie in to, or you can run a lift station.
