Our new home is almost built and I talked to the guy today and I can lock in at 5.75 interest which will have my house note around 2200. Should I wait or lock in? Just a month ago it was 6.5.

Will rates continue to fall?

It's a gamble but personally, I think it's the best you are gonna get for awhile.

You don’t know who you applied for a mortgage with?

I would take it. We expect a Fed rate drop in a few weeks, but that doesn't immediately translate to mortgage rate change. The 10 year is likely to go up some weeks slightly and down others over the next couple of months.

What does “almost built” mean? As another poster said, we are expecting a small rate cut, but that’s unlikely to filter down to mortgage rates for several months after that. When are you expecting to actually be signing for financing?

The final inspections are set to be Tuesday.

We can start the process for closing now and close after final inspections

Makes me appreciate my 2.8% 15 year.

Everyday I want to just pay it off but my rate is so low I can't bring myself to do it.

I've got a jumbo, fixed 30 yr at 2.25%. My first payment after escrow, had more applied to principal than interest. Had never seen that before or since.

I don't think we will ever see those again, but I do think if you can get or pay down to 4.5%, that's a pretty good rate.
