Need House Plan

Looking for someone to draw up new build residential house plans in the BR area. Any recommendations, with some relevant details, are appreciated. TIA

What area of BR and what kind of home are you looking for?

There are some that I would recommend for more modern homes and some I would recommend for more traditional. Also there are some that would be too expensive to do smaller plans but others that make sense.

2300-2600 Sqft custom home 420,000 budget five or take would like more traditional home, but want to have options

Just a heads up, I just finished having plans drawn up by Thibodaux House Plans ( guy is in Thibodaux). He stated that the going rate for a custom house that's not over the top is being built for around $135 a SQFT under roof. This can vary as much as you want it to but its a start. I should have some estimates back pretty soon from 2 builders and can share info.

We went through CT Homes and are about to move in in the next few weeks. We took one of their floor plans and completely customized it to our needs.

That seems amazingly low to me, I built an entry level spec home, nothing high end at all with some exception to decent fixtures for lighting and plumbing in 2004 and it was 135 per foot then.

that under roof and not living only. and not including land.

That's still low.

You can't really rely on a ballpark with only square footage anymore. Costs vary a lot. Type of windows, ceiling height, type of flooring, 1 story or 2 story, ODK needed, type of water heaters, porches, etc etc. You also say that's under roof and not living only - well the difference in unconditioned SF can vary greatly from house to house as well.

Clay Lawrence Design Studio and Robbie Matthews are 2 good ones that I've used before.

A lot of architects and draftsmen I've worked with have drawn pretty plans only to get out in the field and have issues with the framing, roof lines, or AC working like they designed. I haven't had any of those issues with either of these 2.

But thats why they call it a ballpark. Mine is 2400 living, 3800 under roof, single story. 60% brick exterior, LVP floors. 10ft ceil height. Simple roof design, minimial exterior corners.

135/sqft is super low. This is Home Depot finishes fyi. Anyone with a wife with even terrible taste is going to have this sqft price up to 200 is no time. You need to be realistic.

Well - living price per sqft would be around $213, so yeah. PaBon on your reading skills... Sorry i had to, it was too easy

Chris has done a number of homes that I’ve built over the years.

Many times you can tell Chris want to want, he may have a house plan that he’s drawn before, allowing you to walk through your house before it’s built.
