Scaling down your home

Luckily, I was able to do it as a part of relocation for work. I am undertaking something even more productive now, though….streamlining my financial and bills.

it’s pretty much a three step process
1) get rid of most of your shite
2) sell your house
3) buy a smaller house

I think I'm going to just get a house boat soon
2500 sq ft for just two of us is silly, insurance and taxes on it is getting to be crazy

It really just depends on your lifestyle, but once you really scale down you are really limited in regards to things like having friends over for events (football games) and mostly storage. I get not wanting a ton of shite, but I’ve lived in a house on a .13 acre lot and only had a 1 car garage and I couldn’t even fit a lawn mower (didn’t need it used a reel mower) but there’s a quite a few modern conveniences that are just nice to make you more comfortable. I’m just not someone that likes to pay someone else to do absolutely everything for me like landscaping, pest control, handiman, basic car repair, etc and storing that equipment takes a little space.

We did it about 3 years ago. We had 10 acres of pasture and fell out of love with the city life and everything that went with it.
We ended up doing 3 rounds of decluttering. Started with the mindset of if we hadn't used it in a year, or said "I didn't know we had this" it went out the door. The 2nd round was me throwing away half the stuff she "needed" and the 3rd was a "do we really need this" type of deal. Letting go of all the junk you have is the biggest hurdle IMO.
Then we had to decide on house size. We laid out room sizes with tape and really thought about it. Most people are surprised how small our bedroom is, but really all we do in there is sleep. Our closet is fairly large so we don't have to have a dresser in the bedroom. We wanted a huge bathroom so we spent money on that, it's almost twice the size of our bedroom. We ended up with right at 1100 sq living, 2bed 2 bath. Spending time laying it all out beforehand was the key in designing the spaces.
We also aren't huge on having company or big parties so that wasn't much of a consideration. The island seats 5, and we can pop up a table for 4 or 5 more if need be. Most of the time me and the wife are cooking and picking up when we do have guests so we aren't competing for a chair to sit in.
At first we weren't sure about it all but it's been nice. After a while you start to realize how much you were spending to just have space and stuff.

We wanted 2 showers in an open "wet room" area and a big soaking tub. We shower together 99% of the time and it gets cramped in a normal sized single shower. Just the shower takes up a good bit of room. She also likes to keep all of her hair and makeup junk in drawers, so that expanded the size of the vanity area. Add in a floor to ceiling cabinet for the towels, medicine etc... Plus we always had small bathrooms and just hated them. When we are getting ready we like plenty space. You need a lot of space to get far enough from the mirror to take good selfies anyway.
There isn't a right or wrong, just what we did and spaces we didn't want or wanted when we downsized overall.

Don't go too small. My wife and I live in 950 SF and it can be miserable at times. I don't care how much you love somebody, there are things about them that are going to annoy you. When you're in a small house you can't really be inside and get away from the things that drive you crazy. My wife feels the same way about this.
When I bought my house I was making less than half of what I make now. I didn't want to be house poor and damnit, I'm not ready to give up my low interest rate. It should be paid off in 5 more years. 2,500 SF sounds like heaven
I'm planning on building a 20x20 shed in the back and insulating it and running power to it so I can cool it and keep all my hunting shite there. That'll declutter the house quite a bit. This post was edited on 6/30/25 at 2:33 pm

our house is very small as well. I converted a 20x24 detached carport into a not fancy at all outdoor kitchen area and it doubles as a place to stack all our outdoor shite, made a huge difference

We moved back here from Phoenix 5 years ago. Housing has skyrocketed there. We made a small fortune selling. We downscaled moving back to Louisiana and downscaled house size.

I wouldn't sell in this market
Odds are interest rates are going to start falling at end of July. You're likely going to get much more for your home if you can wait until next spring.
