Missouri deer lease worth anything?

I have 80 acres in Ralls county. Mostly Forrest with a few small 3-5 acre fields. Interesting terrain, couple flowing creeks. Nobody is using it like they used to. No amenities. Great deer and turkey. Ready for county water, elec, and fiber internet if needed. I know Louisiana people travel well to hunt.
What’s something like that worth to lease? What is expected of landowners?

$2000 sounds about right.
I would implement some restrictions. Like only 2 hunters on the property at a time. You dont want 6 broke dicks to put up $350 each and all try to cram onto it.
Also make them get insurance and list you and other landowners as additional insureds.
Small place like that I would restrict vehicle to ATVs during the wet season.
Also might want to find out who leases or owns the adjoining property and offer it to them first.
You won't have a problem finding anyone to lease it.

Thanks. Honestly for that value I’d rather just find somebody who will keep things up and not charge them anything. We might have one gun in the whole family there now if that when it used to be 5-6 that would easily fit with all the hills and forests and nobody turkey hunts anymore. We do have cheap insurance but would never lease without waiver.
Would full RV hookup make it more valuable? Could do that easy but elec is $50 even if you don’t use it and I’m sure water would be similar.

The individual leasing it needs insurance. That protects you and them. If someone with them falls, is accidently shot, has a four wheeler accident, etc you get it. Also, astrong lease agreement is needed also. If it doesn’t work out and they aren’t taking care of the place you can end it on a certain date. You are asking for trouble if you just let Jimbob with a bushhog have at it. They will have friends and bring guests . That can be fine but you need to document what’s acceptable and what is not.

Thanks. Honestly just feeling things out but at same time it won’t be long until we’re down to zero guns at deer season unless one youngster starts getting into it. Right now we have a glorified morel hunting ground with some iffy plans for the future. It does supply some serious morels though. I’d build and live out there in a second if I could.

No trucks and tractors. Let them use trucks and tractors in the summer to move stands, plant food plots, etc.
But from like Nov 1 to June 1, I would say ATVs and SXS only.
A lot of this depends on your roads and specific conditions. This is just a general statement. I would protect against them damaging the roads.
You can strike a balance between money and having the right person. You dont have to give it away to find someone who will take care of it. The right person will follow the rules and pay market price.
Chances are your best candidate is either a neighbor or someone within 5 miles. Should be easy to ask around and locate who you need.

I was in a lease where corporate landowner said no UTV’s only ATVs because of the mud holes they said UTV’s made. I guess because they aren’t as agile as ATV?
