Part shop (small) and part apartment.
Porch along 2 sides.
What are some things I should consider at this stage ? Like must haves that need to be thought of before the walls are up etc.

Not much I can think of at this stage. You should already have conduit for various in slab items. If apartment will have finished walls then you might want to add some blocking before those walls are finished. In the shop side I’m guessing you won’t have finished walls, so everything can be added after metal walls are up. You’ll be happy with the porches. I just built a 30x40x12 with a 12’ porch. I use that porch a lot.

That is the size I am wanting/needing. What did that run you?

Purchased through Alan’s. They use various subs to erect though.

Sounds like a steal of a price. Everything around here seems double that. You in Louisiana?

I had a very good experience. Building parts arrived exactly as ordered within probably 3 weeks after ordering. 4-man crew had it erected in 1.5 days. I had to adjust the tension on a 10x10 door, but that was easy and works perfectly now. I would recommend just based on my experience. Also got the heavier gauge frame and sheet metal due to wind rating.

If you plan on adding shutters, I'd install some type of wooden framing to secure them. If not, you'll only have the metal framing above and below the windows.

Interesting that they used square tube for the posts, and put the I Beam on top of it. Most of the shops I've seen use I beam for the vertical corner supports. Always thought it was overkill but interesting to see them using square tube.

I plan on starting a 40X50 in March and it'll have an additional 24' covered parking area on the front of the building making the slab 40X74.

I'm going to attempt the construction myself. Not the concrete work though. I've tried that a few times and it never turned out good. I'll leave that to the experts. I have access to all the machines needed for lifting and getting material where I need it. Also have all the welding equipment I'll need.

I'd like to see pictures as your shop progresses if you get a chance.

I don't know if the framing is complete, but I do not see anything to resist wind loads (bracing, moment connections)

The sheet metal has screw placement requirements that are specifically designed to strengthen the building for wind loads. The construction is comparable to all the other metal shops I've seen built locally.

A floor drain is something I have worked into my plans. The concrete contractor says his concrete guy will complain about it but a case of beer will get him more motivated to add the drain. Lol.

What is the time lapse between the first past and the current progress?

Was the first picture after they completed for the day on 11/9 and the last picture after they finished on 11/20? Or has it been less time than that?
