Forces much more powerful than individual buyers are manipulating the market to make it more difficult to own.

It’s not uncommon for college grads to pull 60-75 after 2-3 years in the workforce. With a solid DINK game, 400k for a couple kids making 150k after saving for a year isn’t stretching, nor is that a high earner in many RE markets.
And kids that age still like going into the city. So they will buy in or close to the city more so than not.
Kids like convenience.

Traffic has gotten terrible - in Nashville, yes. Knoxville’s has gotten worse, but it’s manageable.
Crappy public schools - lol not really. I’ve got two small kids. From Knoxville, lived in Nashville. For almost a decade, and recently moved back. We know a lot of families with school-aged kids and we know exactly one family that sends their kids to private school. My oldest goes to a public elementary school and I’m very happy with his school/education.

All the locals complain about the traffic in Nashville, but I guess after living in Baton Rouge and Houston (it’s relative i know), it really hasn’t seemed that bad.
Agree with everything you are saying. One thing I have noticed is the amount of people from California that are living here. 4 of the 12 kids on my sons team are from Cali. They got the deep pockets to pay cash for houses over here.
I can’t really comment on the public school system bc everyone in Brentwood and Franklin seem to send their kids to public schools but I would imagine that might be skewed a bit bc it’s brentwood and Franklin lol.

Between having small kids and Covid we haven’t traveled a whole lot, but almost every city we go to with some regularity has improved. Got family in Greenville, SC and that place has exploded. Same with the downtown area of Richmond, VA.
The only city that we go to that’s worse today than 30 years ago is Huntington , WV. That place got hit real hard with an aging population, brain-drain, and opioids. And I think it may have improved a little over the past five years.
I haven’t witnessed this “cities are shitholes” personally. I’ve seen the opposite

We lived in East Nashville and I’d say about 20% of license plates were from Cali or Texas. Roads were crazy with wrecks whenever there was ice. There are even quite a few of the same types in Knoxville too.
The couples we know in East Nash all send their kids to public schools there. The whole area has gentrified quickly and almost totally, including the schools
