People don't realize that north of I12 in this area fared wayyyyy worse in the 2016 floods than south of I12.

flood has nothing to do with the original idea of being north of 12 for wind purposes which is homeowner's not flood.
these days, i-12 means less, specifics on house mean more. bur regardless, we all in a shite basket now.
