looks like I am moving to BR- where do I live?

Looks like I have to start house shopping- working in Industriplex area- school is not an issue-

1. Would you live in EBR or East Ascension?

2. What are good and bad Areas?

3. Home price range 250-300K

What is your suggestion?

Already have a real estate agent- but I trust you guys more

-Oak Hills
-There's a subdivision off Pecue in between Airline and Perkins that's pretty nice.

I would look at Prairieville. That would be about a ~20min drive for you.

Southdowns. Close to everything and great LSU atmosphere. Mardi Gras & St. Patrick's Day parades pass right there. Prolly 20 min. to Industriplex and you'll be against traffic.

Noway. It would def. take longer than 20 min. tio get to industrialplex from Southdowns.
-If you like to work on your house and fix things. Southdowns isn't a bad place. Also, it's not the safest of neighborhoods.

Been in Southdowns 8 years. 25 min to Prairieville every morning. A burglary reported every 2-3 years. Lots of families moving in. Really a good area with alot of character.

There is no "East Ascension" parish. Just "Ascension".

I've lived in both. I prefer Ascension. Prairieville area is nice and close to Siegen lane for your job. Good schools too.

I've lived in prairieville for 14 years and love it. Close enough to baton rouge but when you're tired of the city at the end of the day, its nice to go to a town like p-ville.

I lived just off the LSU lakes from 1991-2001 and loved it. But if I were moving back to BR to work near the Industriplex I would definitely buy in Prairieville. Baton Rouge traffic has gotten much worse, my BIL lives near Highland and College and works in the Industriplex; the traffic drives him nuts. Prairieville has really boomed with a lot of new restaurants and shopping. Traffic from there to Industriplex isn't so bad. If you really want Baton Rouge then look in the neighborhoods off of Siegen south of the interstate.

With that price range, there are a few neighborhoods on Siegen between Highland and Perkins that are available. You'll have restaurants and a Wal-Mart and Target within 5 minutes. Industriplex is about 10 minutes from there as well.

manchac place is nice, i almost bought there, i didnt like all the "bylaws" for the community... i didnt think i could fart their without asking first .... i bought in denham by the golf course and love it, got alot more land and house for the price....

used to feel the same way but now live in a neighborhood with a homeowners assoc and understand how it keeps property values appreciating

I don't like neighbors that park their trucks, cars, boats in the front yard and run their business out of their front yard

odd coming from a redneck cajun- but if you want to live like that- buy acreage and get out in the country

Funny you should ask about Manchac Place. I did the tile work in almost all of the new addition/second part of the old addition. The new guy that they have working running the show over there leaves a lot to be desired. Not saying it isn't a great neighborhood (because it is), but, if I were to move in there, I would make sure I bought one of the older houses. I wouldn't want a new one.

In general, anything south of Florida Blvd is good, anything north of it is bad. There are numerous exceptions.

There are several homes available in Bluebonnet Terrace (1990s), which is tucked away near 1-10 and Bluebonnet and offers super-fast access to i-10 , Airline and 1-12. The new road construction would have you to work in under 10 minutes.

Jefferson Terrace (1960's)always has some homes available....

My wife and I lived there and then moved across Acadian near the lake. Those were great times and I liked living there a lot. But your advice sucks for anyone working in the Industriplex and living in the modern incarnation of Baton Rouge.

You're right, i didn't notice he said where he worked. Then I'd recommend Azalea Lakes or one of those other neighborhoods around Hoo Shoo Too and Jefferson.
