Here is the WA State law, I don't know about other states:

We have a home with an basement ADU in Seattle we no longer live in but don't want to sell. Due to the laws here we refuse to rent either unit long term and only rent furnished on Airbnb or to highly qualified tenants looking for a 1-6 months temporary lease.
