Central Virginia. Charlottesville or Richmond area. Might get a big snow once ever 5 years or so. Inland so don't need to worry about hurricanes coming up the coast. Minimal forest fire or tornado risk.

what? Richmond gets snow and the occasional tropical storm/cat 1 hurricane.

Right after I moved to Richmond there was a 4 month period where we saw a hurricane/tropical storm, tornado outbreak, blizzard, and earthquake.

I was going to say Southwest Virginia where I live, we have really none of those extreme events.
