Home appraisal recommendation

I need a home appraisal and an inspection in Baton Rouge area. I inherited my father's condo and plan on selling it. I looked up online and found quite a few hits, but I was hoping maybe someone had a particularly good experience to recommend, or maybe who to avoid. I've been getting calls from flippers, but I have no idea of the worth, aside from Zillow and Credit Karma. And it needs quite a few repairs, hence the inspection. TIA

Why not start with a realtor?

If it were me I wouldn’t want to do an inspection, it could give you a lot more to disclose to potential buyers about the homes condition than you currently know.

If you are looking to sell the condo just find a good realtor. Don't spend money on an inspection and appraisal. That is on the buyers. A good realtor will know what to list the property at after walking through it.

Unless you are going to use a realtor, then I wouldn’t waste their time. If you want to get a value or perceived value (the house will sale what the market dictates) then I’d use an appraiser- but as others have stated just ask enough questions so that they are experienced in that particular area

Do you plan on selling yourself or through a realtor?

If you are going to use a realtor, then have her do a CMA (competitive market analysist). This is a free service and gives you a suggested listing price.

The realtor should have recommendations on home inspectors.

If you plan to list yourself, let us know and we'll modify the answer.

I thought about a realtor, but I need an appraisal for a detailed descriptive list for my lawyer and succession stuff. I figured if I had an appraisal and inspection come time to sell, then I will be better prepared to do so.
The condo is in Quail Oak area. I won't be able to show it for a few weeks unfortunately due to me being at work.
