I never ever get on 35.
I'm not afraid to say 35 is terrifying. I avoid it like the plague.

I live in Liberty Hill (great school district and high school sports) and drive downtown once a week. Takes me about 30 min going to work when I leave around 6:50am. Coming home is about 15 min longer.
It seems so far. Also, my wife and I both work. So I have to drop kids off at school before heading to work. How long does the commute take after 8:00 am?

Can’t you take the tolls anywhere without getting near 35?
Been offered a job with Del Valle ISD and with state CPS down on 2nd St
I am trying to push them until an April start date

It's Anderson. My office is Far West/MoPac and my Starbucks is always overrun with Anderson kids
We used to be in close vicinity quite a bit.
You could find me at Bidermans.

I'm surprised Manor hasn't blown-up more than it has.
Close to Austin, 130, and airport. 290 runs through it.
I think the issue with Manor is that it's ugly. Flat, no trees, and no "good" neighborhoods that I've heard of.
It just depends on what you're looking for, but I see Manor being more middle class, like Hutto/Pflugerville.

frick 35.
I'm in Georgetown and will Take 130 to 45 to MoPac when I need to hit the office, as opposed to 35. That spot on 35 right before 45 in RR is ALWAYS backed-up.

Once you cross 8am to 9am traffic gets heavy.
I have never lived really beyond the MoPac/183/71/35 loop, but I imagine the flyover from 183 to MoPac is a clusterfrick.

What I’m planning to do is buy some property in rural area for couple years put a modular on it then build on it when I bring mama and MJ down after he gets in 7th grade and she gets her20 in with her company.

If you're commuting downtown, then LH will be far. I lived out there and it was a bitch to get to Far West/MoPac.
I live in Georgetown now and I could prolly get downtown in about 45 minutes.

Do you care about being close to Austin, or would you be okay an hour-or-so out?

Yea Austin sprawl hasn’t gotten there for whatever reason and it is connected to the toll road. Shadow glen used to be a good little course before atx golf prices went insane.
I think it tends to be a more African American neighborhoods. Not that there is any thing wrong with that. Just that they got pushed out of east Austin and moved out to manor

Hour is probably too far I can do 45
I drive 30 to my district right now and she drives 45 to a HQ of Wally World
Winston had me set on Buda at one time but not sure there’s land like I’m looking for there

But do you need to be downtown, or just suburbs?

Is Bastrop East or North?

If I take CPS job that’s downtown. If I take the DVISD job it’s there

Either way, Bastrop would actually be a decent little spot.
