This will end up driving your decision. Do you plan to sod the full acre? If not, your only choice is Bermuda.
My first choice is Palisade Zoysia as well. However, it’s only available as sod. St. Aug is also sod only.
Bermuda is a good choice, but also requires full sun. If you’ve got a lot of shade, you’ll have to use something else.

I was planning to sod the front. Can you plant Zoysia plugs?
I would imagine sodding the entire property would be in the 10K range.
The yard gets full sun except a small area on the right side of the property. I guess sodding the front and seeding the back with Bermuda is my best option.
