There are a lot of HUD developments, especially new construction, that utilized HUD financing for construction of luxury, top-of-the market apartments.
This one specifically states for 60% or lower area medium income and people with mental and physical disabilities.

Fair. That's LIHTC then.
If it's designated for disability though, I don't think your likelihood of problem tenants is as high as a typical low-income housing project. Not saying some people won't take advantage of that stipulation, but HUD and or LIHTC isn't necessarily something to worry over.

Oh frick. I know someone that had this type of place go up near them. I get that these guys need a place to stay, but it created a weird situation as they would hang out at the convenience stores and grocery stores, etc causing all kinds of issues.

Some of those aren't as terrible as they seem on the surface. Sometimes there are specific requirements outside of just low incomes the people have to meet in order to qualify. The one behind Home Depot, the one by the old Pine Shadows golf course, and the one off of McNeese St behind Doug Ashey have yet to turn into the BS you usually associate with low-income housing.
