The Raleigh-Durham area has been booming since the turn of the century. I grew up there in the late 90's/early 2000's and it has exploded since then. Traffic there is starting to become a problem.

I kind of feel like the next big trend is going to be mid-size cities, and there are likely 100’s of candidates across the country. In the SE, I’m talking about places like Florence, AL, Tupelo, MS, Albany, GA, Pensacola, FL, etc. That trend is probably already happening when you look at what has happened in Raleigh and Greeneville, and to an extent Asheville.

There's like 5 cities in America with character at this point, all of which basically priced out the "lower" upper middle class and below. I live in Denver now, and there's zero character out here.

I’d swap out St. Louis and add in LA and Miami. LA and Miami each might not be particularly enduring cultures depending on what you’re looking for/what your values are, but there’s a distinctive vibe that permeates each of those cities/metros. It’s different than other huge cities like Dallas, Houston, Atlanta, etc., that have lots of people and lots to do, but don’t really feel like they have a soul. You could potentially add in Nashville and Memphis, too.

St. Louis to me doesn’t feel much different than a lot of the other mid-big Midwest cities like Columbus, Cincy, Indy, Milwaukee, KC, Minneapolis, etc., that are of course distinctive if you get down at a very granular level, but don’t feel all that distinctive from each other at a birds-eye view.

Damn, that's a shame. I lived in two other nice cities in the past (Raleigh and Huntsville), but I never bought in either location since I wasn't sure I wanted to put down roots. After less than a year in Boise, I bought a house because Boise is perfect for my lifestyle. That was two years ago. If I had to look for something these days, I'd probably be priced out of the Treasure Valley. The only other city I'd consider moving to at this point is Calgary.

I agree with Columbus and it’s growth potential but it’s such a boring arse sprawl. The urban center blows…and they better fix that airport.

Another Charlotte or smaller scale Atlanta.
