I was in Des Moines for a work assignment about 4 years ago and really liked it. Very clean and a decent restaurant scene. Even the "ghetto" there was relatively peaceful and clean compared to the ones in Louisiana.

Exactly, “Akron losing jobs quickly” was true about 20-30 years ago. I’m also not defending it, but if the guy is looking to get a nice home for cheap and live in a place that’s not quite as busy, this could be it.

A job market with issues is only relevant to someone looking for a job, not someone who could be relocated there.

Easy answer is Nashville but it’s already talked about being 1996 Atlanta.

Under the radar places I’d put Chattanooga near the top.

Wichita? Good demographics. But, terrible topography, weather, etc.

Valid concern. Again though if you stay in the quieter areas it’s not a huge issue. A lot of car break ins and shite happen downtown because of the homeless and in the ghetto areas but you don’t really hear of anything outside of those places. And even downtown I have personally experienced one car break in and know of a couple others that have and all instances involved something of value (or perceived value in the case I was involved in) being left in plain sight. Again, those things are issues but mostly avoidable ones.

I will say from reading some of your posts I think you won’t get a great feel for the city without coming spend a few days here to feel it out. I wasn’t even sure how to feel about it until I had been here for a year or so. It’s definitely a city of a lot of mixed bag things, if that makes sense.

West Palm Beach FL is booming and is great if you’re making some money. It’s sort of a hyper real estate market right now because supply can’t keep up with demand.

Boise if the PNW and Cali folks moving there don’t flood it. However, growth (development oppty) outside current city is very limited..prices have gotten crazy.

With Intel announcing they are building the biggest Chip Manufacturing facility here, the final build out brings 20k direct jobs and hundreds of thousands of indirect jobs. The "Silicon Heartland" is about to take off. Columbus was expected to add 300k people by 2030...now they are saying 1.5 million additional people. The amount of movement already happening on the ground...infrastructure like roads, bridges and new homes is already taking off. In the last 3 years, Columbus has landed massive facilities from Facebook, Google, Amazon and now Intel. The Ohio State University is also building an entire new campus called the "Innovation District" that will take Ohio State's enrollment prob close to 80k students...there is no stopping this growth happening in Columbus.

In reality, the cities right now are

Columbus
Austin
Nashville
Charlotte

There is one BIG difference. There is a reason Nashville hired every city planner from Atlanta and asked, “what did you guys get wrong?” The answer? Demographics. Nashville is building around executive level corporate offices and tech.

These cities have been the boomtowns for the past 25 years or so.

The big area of the Southeast is Coastal South Carolina. N. Charleston, Myrtle Bch.

In the Northwest aside from the Seattle jumble, Far eastern Washington. The Spokane/Pullman area into Idaho.There are 3 fair sized universities all within an hour and a half of each other.

Also the Boise area is just crazy
