I’d look at any of the cities in Tennessee where major arteries connect. Look at what happened in Nashville and is happening in Chattanooga. Memphis is a shithole that you have to overcome a lot if you really wanted to take a chance, but look at Knoxville if you want a little more stability.

That sounds frustrating, but good to know. We are leaving Boise (mainly because of the wage to housing costs discrepancy) and have been looking at new cities.
My wife can take her job to within a 3 hour radius of any company hub. That gave us about 80 metros to look at.

I've done hours of research on these metros just based on statistics to whittle it down. Housing prices, climate, crime, property tax, and median accountant salary were big factors we have considered. From there I eliminated areas if the violent crime was too high, median housing price too far out of whack relative to wages, etc.

I've now got a top 10 and Wichita made the top, surprising enough. It seems like a very solid city. I understand locals who have never been anywhere else maybe thinking the grass is greener (happens here in Boise as well), but the reality is that a solid city with no very significant flaws is tough to come by.

Since this thread is about the next big cities, I'll at least list the 10 cities in no particular order.

Topeka, KS
Columbus, OH
Wichita, KS
Greensboro, NC
Akron, OH
Jacksonville, FL
Fort Wayne, IN
Winston-Salem, NC
Columbus, GA
Chattanooga, TN

Again, we were limited based on where we could go, and this is based on what my wife and I are looking for (nothing extravagant, not an on fire rental market). None of these cities are going to set the country ablaze, but they all look very promising. Obviously they also have pitfalls.

Provo/SLC Utah is booming. It has all the attractions of Denver, but a much more conservative population.

I've been to most of your list. I'd go to Northern GA out of those. Columbus, OH or Jacksonville if you prefer a bigger city.

The states with no income tax seem to be doing the best. Most of the metro areas in Texas, Florida, Tennessee, and Washington state are booming.

If your Kansas options are Topeka or Wichita I would probably choose Wichita just because I haven’t been a fan of Topeka the couple times I’ve been but each have goods and bads. Topeka is closer to KC but is incredibly bad. Slightly better schools I think but neither have great schools if that’s a concern. I think cost of living is relatively the same.

If you do Wichita I’d live somewhere like Andover/Maize/Goddard/Derby. Much quieter but still close to the city. The schools in those areas are much better as well. I teach in Wichita public schools but coach cross country in Andover and am looking to bounce after next year. Wichita public schools are a disaster right now.

What I like about Wichita is that you get most of the big city amenities without it being too busy. Yea there’s problems but they’re easy to avoid. Just stay out of the southeast corner or 21st and grove area and you’re fine.

Jacksonville? There is a reason The Good Place (and really everyone who has spent time there) mercilessly makes fun of it and Duval County. Columbus GA is really just a smaller version of Fayetteville, NC, and I haven’t heard many great things about that town from people who live there.

Well I was just going by his list of 10 candidates. Have you ever been to Akron?

Jacksonville has some nice suburbs and a good economy. It wouldn't be a bad place for a young couple.
