I’ve got a 2016.
Look into bilstein 5100 rear shocks. They will set you back 225 for the pair. I did mine a couple of days ago and took 30 mins. It takes away the shutter when you hit railroad tracks and pot holes.
70k miles on my originals and it took 25lbs of force to slowly move them. The bilsteins took 65lbs with my same test.

Copper sulfate just turned a very small amount brown. It’s worse now than when I took it on. Tell me about how to obtain grass carp. I’m reading I need a license and about 50 bucks each.

I applied copper sulfate to about 1/4 of the pond and it looks like it’s working. It looks like I might have some plant growing as well as algea. I’m aerating 24/7 and adding water because I’m about 4ft low right now. I’m hoping raising the water level will deter the plant growth.

I like the carp idea. They would have to be near full grown to survive.
No fertilizer used around it. This pond doesn’t have a fresh water source except for a well that I have near by. I’ve got bass, brim, and catfish in the so I’ll have to do some research to make sure the treatment is safe for them. I’ve got a homemade 50lpm aerator that should offset the decaying algae.
You’ve seen this type of growth before? It’s almost like a stringy plant that has taken over with common algae mixed in.

Pond moss taking over

I’ve been neglecting my pond but I’m ready to put some time in. I’ve had this very stringy moss for about a month and it’s taking the pond over. Anyone know what it is or how to tray? I’ve started aerating and adding water from a well.

You have Mode A POE (endspan) which is stupid because no one uses it.
Get normal equipment eg: Mode B (midspan).
802.3AF standards requires the endpoint to support Mode A or B.

I'm going to stick with it.
My numbers are more like this:
1k from rent.
Mortgage is 450. Current payment towards principle is around 300.
Tax and insurance is 200/month
No required maintenance fees on property.
I'm looking at profit of 7800 a year so that's worth my time and worries. Thanks for all the tips. I've got a feeling the neighborhood is starting to pick up so that gives me a better outloook.

The value dropped in the first couple of years but appears to be more stable now. I'd value it at 105k based on similar units. I've had to spend maybe $100 total in maintenance in the past year on it. Most of the maintenance issues that come up I can take care of myself.

2009- Moved out and turned it into rental. 1k a month.
2012- Moved back in for only a year.
2014- Turned it back into a rental 1k a month.
It's only been vacant less than 10% of the time.
Mortgage balance is 50k and $450/month @ 3.75, I have 10 years left.
Should I get out of the rental business and if I do how do I figure out how much depreciation I've claimed over all these years when considering capital gains?

Yes, driving a motorcycle is dangerous any one that says it isn't is just stupid but that is what gives it appeal. You have to be aware of that fact or you will die or get seriously injured. That being said I had that exact same bike as my 2nd ride and I loved it, cheap and reliable. It's not to big for a beginner as it is pretty much exactly the same speed as a ninja 250 which is known as the best beginner bike. If I were to start riding again I would get a 650 without a doubt. Happy riding but be aware it takes 1 simple mistake to mess u up.

What should I expect as far as a crowd? Where is the best trail head for a newb?
I read some where that paid trails will not let you on them unless you have a LA registration sticker. I'm new to utv's and just want to make sure I'm not doing something out of the norm by having no title.

UTV - No Title

Who runs an UTV with no title/registration? I'm looking to buy a used one and the seller can't locate the title as it has been used on a farm since the initial purchase. Is this something to be concerned about or is this common?
you won't be able to. The wifi you are seeing is not meant to serve the seating areas.
