Damn that is sad, I just started watching that season recently. Coach Beam seemed like a great man.
I think it all depends on the particular market you are in and I am bullish on being able to increase rents if your particular market allows.
The barriers to entry for home buyers are high as well as on-going costs to maintain the home (taxes, insurance, repairs, along with higher mortgage payments)
However, I would also argue that owning rental property is not as profitable as it used to once be due to the factors previously listed for home buyers (inflated pricing to buy, higher interest rates, insurance etc)
I have been involved in multifamily rentals since 2022. It seems to me that if you were able to invest prior to COVID then your returns today would be decent on your initial investment but probably depressed due to increased costs especially insurance
Anything bought after COVID feels like it would not make much sense compared to investing in stocks , unless it was done for tax purposes

After Omaha I stayed in the ozark mtns for a couple of days by myself. Barely any cell service or wifi
Life was simple. Main objectives were going hiking, swimming, and grilling big ribeyes every night

It’s two different owners
Guy who owns the pad owns several properties on the street and is trying to breath new life in the neighborhood
Seems short sighted to put a competitor in there against one of the only businesses on that block that has survived for +10 years

If the weather is nice get tickets for one of those touristy double decker busses. Sit on top deck and enjoy unobstructed views. Probably much cheaper than the private driver and better views… sitting street level in NYC basically means looking at other peoples faces while you sit in traffic and they walk on the sidewalks and street
Those buses will bring you to all the main sight seeing places and constantly run , so you can spend as much or little time at each place
I’ve been to nyc many times and the double decker bus is my favorite way to bring people around if they have never been

would love to see a party deck with a beer garden / bar atmosphere somewhere in the outfield. same with an area for tailgaiting .
