re: Real bad condo collapse in Surfside, FL
Posted by brokelikeajoke on 6/26/21 at 10:38 pm
Concrete is about 150# per cuft.
If average condo is 1200 sqft, thats 180,000 pounds squishing each unit below (floors looked to be +/- 12 inches) x number of floors above. The math is ugly.
Unfortunately there wont be much to find, it will be a dna process....

re: Subpoena to testify for automated video footage?
Posted by brokelikeajoke on 6/26/21 at 8:24 am
You can be compelled to testify. No 5th amendment right as you are not a defendant.
Its what makes our legal system work.
Technically speaking, if this was 30+ years ago, you wouldnt be such a huge pussy like most of this country and would just do whats right....

Tough question. Your garage walls could be fire rated 5/8 drywall (meant to keep CO out of living spaces).
That being said you can certainly double up 1/2 or 5/8 shreetrock to make your"access cover" and it would be fire rated.
Not certain that anyone cares in a residence. You wont have a ...

You may have a good reason for dusk to dawn, but if its a residence I would just do motion activated.
They draw an insane amount of bugs if dusk to dawn (ok for commercial property, but miserable at a house). ...

re: Which historic NOLA housing projects featured the worst living conditions?
Posted by brokelikeajoke on 6/22/21 at 7:20 pm
It was legit scary to drive near magnolia in the mid 90s. I.was always armed. It was not unheard kf to be shot in the head through your drivers side window for car jackings (no chance to even give up the car).
I had to enter bw cooper once for professional reasons. Everyone was extremely nice ...
re: Capital Gains - unimproved real estate
Posted by brokelikeajoke on 6/20/21 at 7:17 pm
You will need a tax professional. Was it a gift, part of an estate at death, etc??
You may get a basis from 2018 (and retro appraisal can be done if not done at the time).
Generally you should get an appraisal at time of receiving the property so tax strategy can be planned (optimally before...

re: Selling House: Buyer May Want HVAC & Water Heater

Seriously what do you expect the report to say?
"Unit is 20 years old, near end of service life, recommend replacing now before imminet failure." To they buyers he will say "it may last another couple of years, but if it was me, i would get them to replace it."
Its like going to a whore hous...

they wont close.
Your agent sounds terrible.
I would sit tight and get that HVAC report from their guy, push to have them submit what they want in a revised contract. Then immediately reject it and move on. Don't let them or your agent say another word about it (and wait until the new cond...

Since then I have been even more obsessed. The feeling of tha...
re: Gas Heater vs Electric Heat Pump - Pool
Posted by brokelikeajoke on 6/1/21 at 1:33 pm
Gas is too expensive unless you are near the tropics (south florida).
Palm trees even die in our zone (louisiana). just gets too cold.
Heat pump can run full time in march/april, and oct/nov.
Keeping it covered to prevent evaporative cooling is key.
Heat pump takes a few days to get u...
