Wife and I are going there this fall. Place looks dope.
it is......it opened in may last year the week we stayed at that cartel's mansion between secrets and kin ha and we went and toured the dining facilities......we'll be back at that house in june this year. we have a group of 12 and that house is insane as well.
eta: to the OP, as many have said, there are some nice air bnb's all over. we had an extra couple come last year and they stayed directly across from the street from kin ha (casa de los suenos) i think they had complimentary breakfast via their place with kin ha, and it was pretty nice with a great view as well.

Three places you need to eat at.
Bausto's - best local style restaurant (get the Tikin Fish or Areecha steak)
Lola Valentina - best drinks, AC, great food on Hidalgo (main strip)
Mango's. - a breakfast and lunch only place. Great food, bottomless coffee. Opens at 7am for early birds has great juices too. (Get the egg stuffed poblano or the Coconut French toast)

I'd add the lobster burrito at Dopi's but sadly, it was a victim of Covid.

Get your hotel to arange a transfer to the ferry location. It's a mob of gypsy taxi drivers outside of the airport.
