Hilton Grand Vacations (Timeshare?)

Does anyone have experience with this? Seems my dad was wined and dined in Vegas and decided to buy in to this. I admit I’m ignorant but am very skeptical. Any information or experience is appreciated.

All time shares are bullshite unless you got in on a special deal 20 years ago.
They offered him a bunch of Hilton points out of the goodness of their hearts to get him to sign up and he probably thinks he got a sweet deal.

We bought one in Myrtle Beach; they kept adding HH points and we convinced ourselves that buying it would fit w/ our plans to travel. Even though “our property” would be in MB, we could stay at any of their locations.

We came home and I did research and decided we had made a mistake. SC has a 3 day period where you can cancel the purchase.
I sent them a return receipt letter within the 3 days and cancelled the buy. We are so thankful we got out of it.

There were several reason we wanted out.
- apparently no resale value. You could buy from a current owner at a much lower cost.
- did not want to leave a potential problem to our kids
- cannot predict future annual fees
- they did not have as many other sites as we thought; wasn’t going to work with our travel plans

Depending on the state and how long it has been maybe your dad can get out of the deal if he wants.

He got it in Nevada and I believe it’s been less than a week. I’m meeting with him tonight to discuss it

You might research Nevada lemon laws and while that may not apply maybe it will give you a link to something that would.

The salesman we talked to was very low key but somehow we convinced ourselves that we wanted to own the property. We went to the site visit just to get a couple of free nights at the beach at a Hilton Hotel and some points. We had zero intentions to buy. The sales staff is very good at what they do.

If you go somewhere like Disney or Vegas routinely like multiple times a year then they can be a good deal OP. They aren't expensive until you don't use them, which is where they make their money because they know statistically only (made up number) 83% of people use their points every year so they are making their money on the 17% that don't.

If you are retired and buy enough for just you and your wife, it can again make sense. The problem is people buy into something for a larger family and then they end up paying for a 3 bedroom and only need a 1 bedroom most of the time.

So again, the 2 negatives are restrictions on where you can visit and stay as you feel compelled to stay in the Hilton's which doesn't make sense. Not using your points every year.

Wife and I took advantage of a promo to go to disney world for 4 days and 3 nights for very very cheap. Catch is you have to meet with them for a 1-2 hour presentation on hilton grand vacation timeshares. They are very very good at what they do but we were expecting this and already knew its an awful deal. If you go in knowing that then enjoy your discount trip and suckup the 2 hour session.

During a hurricane evacuation we stayed at the one in Orlando next to sea world. The plan was to stay just a few days, we ended up being there for 16 days. We never had to switch rooms and they were great. The place was big, well maintained, and in a great location. In the beginning they were a bit annoying about the sales calls every morning and some high pressure tactics.
They wanted us to buy something that we could go to one or three places every year (Vegas, Orlando, and Hilton Head). Three places we rarely go if at all ever.
We don’t return to the same places often enough to make this worth while for us.

It will really make you sick once you realize he could have bought a similar or better timeshare as a resale on the secondary market for way less than he paid.

Timeshares are usually only worth it if you: actually use it very regularly (most people don't do the same exact vacation every single year for 20 years) and/or you are able to rent it to at a minimum make up your maintenance cost

Got one for Vegas that I will go on in October. The chances I will buy timeshare is less than zero.

We've owned with Marriott for 17 years. You have to use them or else they are worth it. Also, some are "right to use" those are a complete rip-off no matter what. YOu want to make sure you are a deeded owner.
Ours are actual real estate that we own. Most have transitioned to points held in a trust. This makes it a bit more flexible but we can convert our to points and go anywhere in the world. Marriott is by far the largest after they bought Starwood properties.
If not going to use it diligently, don't buy it though
