Wireless router for big house

Guys, what would you recommend to get for a big house with multiple people wanting access? Will have 400mbps speed. The upstairs is where the modem and router would be and downstairs has 2 people who would want to connect. The downstairs is concrete, not fully solid or underground like a basement as theres windows but a first floor with 2 rentals.
I've heard about mesh but for starters I need to at least get a router, so let me know where I should start.

Mesh systems have the routers like google WiFi, netgear orbi, and amplifi.

Cable company brings the modem, I need a router so others downstairs can get online. Just want something that will have a good signal everywhere.

At that point it just depends on the money you want to drop.
The Linksys Velop might be good for you. It’s a triband mesh that you can get in a package of 3. Would also allow for the rentals to hardware into it I believe.
I don’t have any personal experience with it but I’ve heard some people really like it.

Recommend Google WiFi and that way you can mesh and cover the whole house.

Was thinking of doing that one at Best Buy but it's 1200 versus the Netgear Orbi at AC 2200 and I also have Arlo Pro cameras with your Netgear so it seemed a good way to go fricking $420 though. It's $120 more than the Google set up so hopefully it's worth that.
Eta: just found a set for $292 with 2 satellites instead of 3 and it's AC3000, covers up to 5,000 sq ft.
Eta: reading the Orbi has some firmware issues and is not true mesh like Velop. Although it says mesh in the title. Going back and forth

I was in the same boat and just decided to do two access points for the front and rear tenants and save router for my traffic. The access points were $105 each(blanking on the name, unisomething?).I may even add s modem that allows subnets in the future so traffic is truly separate. I’ve had Cox email that someone on my account was downloading movies illegal through torrenting and gave me a threatening letter to sue. I know it was one of my tenants.
Also if your cable company is giving you the router for free that’s one thing but if they are charging you consider buying your own. You can probably by a better one that you can keep for at least a few years.

So I just brought my Linksys AC 1900 router from home and tried it at the new house and I had a good signal throughout the whole house upstairs and downstairs. But I'm guessing once everybody is online that might not be the best type of router? What is the best way to ensure I have a strong signal setting up a guest Network for the tenants? And should I get a new different router maybe with more data speed?

Easy to use. Will provide great and fast coverage, better than Google WiFi.

Linksys Velop will make you very happy. It’s a very robust system with a separate radio for backhaul. It’s a great system.
Google Wi-Fi works very well as well. Velop will have higher speeds due to the separate backhaul radio (assuming you don’t use a wired backhaul).
Everyone I know who has used either system has been happy with them.

Thanks for some of the extra answers, not sure you saw my last post but I connected an Asus AC1900 and walked all around the house upstairs/downstairs and had a really good signal but that was just me and my wife using wifi on our phones. I'm guessing that router won't be enough once the tenants and us are trying to use the internet at the same time?
Could I just get a more powerful router then since the signal was strong everywhere or is a mesh system still needed? I'm thinking of just trying that Asus router out for a little while and seeing if any complaints.

This is the only reason I would suggest a triband like the velop. There is no telling how many devices your tenants will bring with them so there could be a lot of congestion. A triband will help since it essentially uses that third signal to communicate with the other access points. It could make all of you a little happier.

I have a Velop 3 node setup. It is fantastic. Full coverage across 2900 sq ft. It is also MU MIMO, so compatible devices get full speeds when used concurrently.

I’ve always favored the Amplifi for my next house but the more I look the more the Velop interests me more and more.

Just built a 4K sq foot house. Have one modem, 3 hubs. Due to the distance from the modem to the furthest point of the house ran 3 hubs. All netgear routers for $59.99 took about 3 hours to setup and have zero issues. One seamless network.
Had multiple people say not to get google hubs as they split bandwidth per unit. IE 1 gb DL - 1/3 per hub. Don’t do it. For A similar price you can build your own and you don’t sacrifice bandwidth.

Thanks, guys, I appreciate the suggestions. I bought a Nighthawk router and am gonna try that with a Guest network for the tenants and see how that works once we're all on it. I am down to Velop or Orbi if I'm losing too much to the tenants and I go mesh type setup. This idea of multiple routers is another thought. I just want to make sure my wife and I can have our tablets, phones, laptops, and Roku/Fire Tv's work without issue.
