Anybody that thinks privatizing prominent flood zone areas is a solution is simply retarded or naive or a combination thereof. But it is a great political bell to ring because of voters lack of desire to want to subsidize the risk but there is simply no viable option other than to keep making the FEMA program more profitable.

Well considering the hurricane in the gulf...None at the moment
Clear Gulf.. I got an option, hell one company will insure it without and elevation cert..

I never said it was the solution, just a viable option ...
I've written few new construction in AE recently through a private flood carrier. Typically they are built a foot plus above BFE and the private flood market is willing to hedge it's bet on it and be a little cheaper the Feds (has been in the 2-300 range savings)...
Only downside to the private market is if the Co. goes broke then of course the insured could be up a shite creek...
But! after I've explained it to a client I let them decide.

Well for that to happen major reform has to be implemented b/c Katrina and Sandy sunk them into a giant fricken hole. NFIP was profiting 300+ million a year but with that kind of looming debit crawling out of that hole is a monumental task.

How about looking at a topographical map to see where the low areas are, or examine the types of trees and vegetation that are around; this can be a good indications of flood-prone areas.
