Affordable housing in NYC has actually had a positive effect on property values.

Housing projects, where the poor are shoved into small enclaves, has a negative effect.

If it "works for NYC", why aren't developers doing it on their own? Why not allow market forces to determine what "works"?

And if developers are already doing it on their own, why do we need laws to make them do it?
