How are they generating cash flow from the real estate? Do they build the store and lease it to the franchisee?

That is unfortunately that is where humans are still needed. It would be an engineering marvel to have a robot short order cook or a conveyor belt system to dress sandwiches, wrap them, and drop them in a bag or place on a tray.

McDonalds actually does have a robot to make soft drinks in most Drive Thrus.

I can remember back in 2002 when I saw the first one installed in the bayou area. It is called the ABS, or Automated Beverage System. The thing would grab a cup from a carousel of cups and then proceed to drop a load of ice in the cup and fill it with the appropriate beverage based on the order taker. It was a huge time saver at times, but not without its faults. Sometimes the machine would grab more than one cup at a time. Sometimes the beverage cups would not fill up all the way. Over time, they added it to more restaurants when they were renovated.
