Well, the business climate is better, the tax climate is better, multiple large brokerage and financial firms are or have already made the move, crime is lower, people rarely shite in the streets, you can go out most places at night not worried about being mugged, and on and on.

A large majority of people, especially the ones that aren't renting won't be able to afford to leave. If there's mass outmigration from NYC, there won't be enough jobs in the places people want to move to, people don't have savings accounts to live off of during the transition, and if people have to sell their real estate in NYC to be able to move, they'll have to sell it at a significant loss.
