What about in terms of water access. Is that a place worth being?

Amazing surroundings (nature wise). Sketchy commute depending on which way you come in.

Tons of snakes

Also, not sure if it's still in effect, but many years ago a lot of those camps were built on railroad land that the camp owner's leased long term. I do know of a few folks out that way that own their land outright though.

If I were looking for a place to buy out there, I would want to own the land.

If you are going to buy something out there, be sure you buy a camp with a pier. The night fishing out there at certain times of the year is good.....and most importantly easy.

However, in my experience, there are too many camps for rent ou there to buy. Renting is too easy. No repairs/upkeep, no insurance or worries during hurricane season, etc.

Prime location for the area minus Shell Beach. You have access to everything: Biloxi Marsh, Rigolets, Lake P, Lake C, Lake B, ICW, and all extensions. The tide movement in that area is really strong.

Biloxi Marsh is probably your farthest run but you’d be running over a lot of fish to get there. Just my opinion.

Edit: Only cons have been mentioned. But I feel are comparable to anyone with a camp in a prime local.
