No shite. A lot of these clowns are there opening weekends only never to be seen again. Yet, they scoop up everything and drive the prices through the roof.

I've been trying to find property and willing to pony up about 15K on it and cant find anything worthwhile. Its unreal.

You don't. Its getting crazy our there for a freaking lease. Land that I leased for $1,500 a year for 15-20 years ago is now leasing for 40k+ in Arky. I don't blame the land owners one bit. I would be charging it too. I completely blame the brooks brothers red necks who like to say they have a hunting lease and show up with price tags hanging off their waders.
