Drive around early afternoon on a weekday. If there are lots of women outside exercising, it’s good neighborhood. If there are men outside exercising, run.

This does not apply when the average house value exceeds 2 million, as those guys just retired young.

The fact that they need all of that security should tell you everything you need to know.

The neighborhood isn't horrible, it's where you have to shop anywhere near that area. Gas stations, grocery stores, banks, restaurants, etc. The area has turned into a ghost town and residents don't venture out after dark.

Coincidentally, I just met a bunch of friends that I grew up with, all of us having gone to the elementary, jr high, and high school together. A couple of them still live in broadmoor, but they bought houses, not the houses they grew up in. The prevailing sentiment was it’s a good place for young families as the older folks are passing away and the kids are either renovating or selling to someone who is renovating. The yards are large and are mostly kept up nicely. All were disappointed in what the high school has become. But all in all, a nice place to be. If I still needed to live in the city, this is where I would look for an older house to update.
