The waiting list for Section 8 tends to be so long, that tenants are aware of screwing up their precious status and walk a pretty straight and narrow.
You must not live in the south then

Hell, there have at times been tax incentives for building this kind of stuff.
Yep. The Icon Building in Nashville is considered one of the nicer places to live, but they got huge tax breaks by putting in a few low income studio apartments.
Though they circumvented having riffraff by requiring buyers to put $10,000 down but also make under 40-45,000 per year to purchase a $150,000 condo. Basically the only people who could afford these units and qualify were young professionals who had parents help them out with the down payment

Yep, there are actually a number of "affordable" rental units in downtown New Orleans right now, but even with the subsidy based on income the market rent is often so high that its hard to find eligible tenants to pay the subsidized rents, especially if parking isn't included.

The places where I have toured Section 8 were largely multifamily units and not in the south (although I have toured some single family units in greater Atlanta).

There certainly are new section 8 developments.

I want to know where you live. Section 8 people treat their places like shite holes. I live near some and it's fricking awful.
