New Metairie has pretty much always been "white trash". You should see the people who come to Metairie Road for the St. Patrick's Day parade. Good lord, I've seen fights break out over parcels of grass on the curb and cabbages.

Yes, keep reading. Most of those apartments are garbage. Especially around the Houma area.

I knew a girl who was a year or two older than me at St. Angela Merici. After college, she lived in an apartment around Houma or Independence.
She was murdered @ 1990 or 1991? and I don't know if they ever found out who did it. So, it's been garbage for a long time.

100% spot on. Metry has A LOT of blue hairs and the young couples with kids are either living in Lakeview/Lake Vista/Uptown/etc. or moving to the Northshore if they can't afford Nola house prices.

Agreed. Which is why I added that the young families who can't afford some of the exorbitant housing costs are moving to West St. Tammany.

OM has a decent amount of new money families for sure. There's still a lot of the old money crew there but I know quite a few successful doctors, lawyers, engineers, accountants, etc. who live in OM who came from either humble or middle class upbringings.

You are correct that there are still nice homes in Kenner--the ones by the lake off of Vintage/Palm Vista, Chateau, and the subdivisions off of Loyola east of W.Esplanade that are close to the lake (I think a few Saints players live in there).
With that said, who wants to live in Kenner in 2014 though? Kenner has been on the declining worse than Metairie, plus you're further from the city. Lots of sketchy areas in Kenner now that weren't bad even 10 years ago.
While the areas of Kenner that you and I have mentioned are still nice, there's no way that I'd buy a home to live there. If I couldn't afford to live in Orleans I'd live in Metairie.
