What's the going rate for new residential construction in Mandeville?

I'm thinking custom or semi-custom. I'm guessing $175-200 sq ft?

Not yet, we're in the preliminary stages of deciding our next move. There's so little new construction in Mandeville in the Mandeville school district that we're considering just building. We'd be looking at around 3,000 sq ft

Assuming you mean the pontchartrain elementary/ Mandeville high district? A hood like Woodstone would be 160-200s/f 'ish. If you buy a lot in an older subdivision I'd say $125-150 s/f.

Total sq ft would be $105-$120
Living sq ft would be $150+

Yeah, that's what were trying find. I appreciate the info. I did look at Hermitage on the Lake. They have a couple of lots for sale in there.

I don't know why that hood didn't really take off. There's some big houses and good sized lots in there but flooding is a concern since they're all raised. (Not sure if it's ever flooded there or not).

Yeah, I looked at that neighborhood too, but a few things to consider are flooding, the price of building with the pylons etc, size of home needed, then comes the hassle of climbing that many stairs on a daily basis with kids and their stuff. Those were all detractors for me.

Yeah, the flooding is definitely a concern. I like the lot sizes, and the location is great. I know they require 2,800 living and 3,000 under beam minimum. I'm sure having to do a raised house will up the cost significantly.
