If you want to believe an appraiser for a lending institution gives the house a different value whether is has representation or not, or if you want to believe a seller is willing to take less money by foregoing representation, you do you as well.

If you want to compare historical data on the two scenarios (FSBO vs RE professional), i'm still game.

My dad sold a house in BR while living in NOLA on his own, and he was working 60-80 hour weeks at the time. Your personal experiences aren't the norm in every market like you're trying to make them out to be.

While I understand the frustration with the 6%, our realtor got us things from the seller and found us ways to save money that I just would never have known on my own. For buying, I think it is smart to have one since the seller pays their fee. If your house is in a high demand area, it may be worth trying to sell it yourself.

I never said that. But appraisers use comps to come up with their value. Guess what most comps have built into the price...

Go ask an appraiser if he comps a property for less if they forego professional representation. If he says yes get his license number and report him, he breaking the law.

10 years ago, when Expedia and all the travel sites were getting popular, I said I would hate to be a travel agent. Today no one uses a travel agent because everything you need is available online. Now, I would hate to be a real estate agent because they will have the same fate in the coming years. Right or wrong, people don’t see the value and the information you need is readily available.

I’m sure it is more of a pain in the arse to do it yourself but it is also more trouble to research hotels and book flights than it is to call Suzy travel agent and tell her you are going to NY next month and have her do everything. But people do that because the information is there and they don’t see the value. With realtors, the perceived savings are bigger so more people are willing to put in the work to avoid them.

Zillow is not the answer, but the next iterations will continue to improve the process and make the profession obsolete.

And I haven't downvoted anyone in this thread, I can prove it anytime anyone wants me too. But this guy isn't being rational with regards to real estate.

Not saying we don't have a large % who serves it up and deserves being slammed, but this is nonsense. fricking women's logic.

What did the realtor find that a home inspector wouldn't have?

The buyer does in a way pay for the realtor because the seller raises the price of the home based upon the projected commission.

Why are you worried about the realtor's commission when you're the buyer? Seller pays the realtor commission, not the buyer. You're gonna find a house on Zillow, then have to have the seller's agent show the house to you and while the sellers have an experienced professional representing their interests in negotiations, you're DIY. Unless its a FSBO deal and you think you can get them to knock the price down by you not having a realtor, then there's no benefit as a buyer to not have a realtor on your side.

Which has nothing to do with an appraiser issuing more value to that property than the market dictates.

There is just a bit more to selling a home than booking a vacation.

I know one thing, I'm not ready to move anytime soon so y'all can knock yourselves out with the selling process. Whether by yourself or with an agent.

In your opinion, are commissions built into comps appraisers use to determine value?
