Well if we get nice stores & restaurants in there and make a concerted effort from the sheriff’s office across the street to police it heavily.. I could see this being very nice for the area.

We’ve always complained that this side of town doesn’t have enough options to eat/drink/shop. Plus it will keep dollars in St.George.

This is key.

They have to allocate a chunk of budget every year to active policing or it'll go the way of everything else like this in Louisiana.

Feel like there has to be some sort of residential component, a significant public amenity, or a signature tenant HQ to make it work.

Will be interesting to see what kind of office space they build out. There’s a huge commercial presence in that area already but a lot of those businesses are suppliers who also need warehouse space. I wouldn’t think those types of businesses would be super compatible with a mixed-use development.

That said, I’ve seen a trend over the past few years of companies separating offices from warehouses/shops.

One would think that since Louisiana Firearms is going to be a major player in this, the security in the area would have to be good.

First, this looks cool and definitely fills a need. I would support this, but....

There is no way the numbers for this work without a significant residential housing component. We will see how excited everyone is when the real plans come out that show a few hundred (probably higher-end) residential units similar to Perkins Rowe.
