Temparate??? Louisiana's climate is horrible. That includes Hammond.

I went and picked a buddy of mine up in Mandeville last week to go on a fishing trip and good lord, the houses roof lines were 5’ apart.

Folsom area is nice. Even bush. Lacombe at I-12 will soon have a four lane corridor to southern Washington parish, so there will be some movement there. Southern WP either west or east side will still be cheap for a while and taxes are low.

I lived in Mandeville for 4 years and have lived in Madisonville for 8 months. If you stay in either, no problem! If you try to drive from one to the other, you're likely to find yourself in a traffic Hell!
Never try to go to Downtown Covington from either during lunch or between 4 and 6 pm.

yes you can get a really nice piece of property if you are willing to go rural for a while at reasonable prices. For all that it offers the north shore outside of mandeville/covington is cheap compared to other states

Traffic sucks but it's still a good place to live in my opinion. I live in Madisonville so I see it all the time. Probably the best place to live on Northshore in my opinion and one of the best places in SELA.

I work at our BR office twice a week, and I have family in Central. I'm still familiar with that nightmare, as well.

The i 12 widening helped tremendously, not sure why anyone would take 22 from Mandeville to madisonville. You can’t fix stupid I guess.
