Just keep watching the houses for sale in the neighborhood in total then look at sitting time for each.

Also, every major report coming out has Lake Charles as a city about to get shite on and it was the people of the cities doing, organically, by how their economy works.

This is exactly why its the best.
You have to be able to get in this neighborhood and you cant have anyone from outside build, there's nowhere to build.

1) the houses are going to sit longer there and will get worse because not a ton of people moving to the area that can afford that and most people that are going to pay that would rather built
2) yes the economy is slowing. i expect a small dip then back to baseline if the LNG projects get approved
but LC has an over abundance of housing right now and is certainly due a correction. Would be good long term for that

dotn agree with this. its more because the hurricane drove prices up, biden admin killed or slowed some projects that were in the works
shall see how it goes under new admin but nothing is happening overnight. if the Republicans hold on after trump...would help the city alot.

but the houses are getting to be much older. many are 20+ years now. but i do love the neighborhood. aesthetics wise...its the best with the beautiful oak trees and the pretty entrance.

no nor did i say ones in the oaks are, but many of the ones that are older need to be remodeled just like some on shell beach do. not all but some

Guy, its the blue-collar workforce that can OT themselves into 100K.
They overspend by every single metric that exists. This creates an interesting housing market.

I've always been partial to The Geddings
If I had the means/desire to move south of town I'd want one of those nice neighborhoods off Sale by Weaver before the super south hoods, though

the geddings, the country club, graywood, the oaks, walnut grove, terra saint, even the shadows, and even those neighborhoods east of town are all great places to live. The ones down lake are newer and nice. got plenty of nice places in LC.

All the hoods are nice, I am not trying to say the houses suck, they dont, they are amazing.
The people buying them on the otherhand arent always the brightest so they indirectly cause a problem they dont know about because they are not as educated on the matters. Lake Charles has the highest concentration of these people as compared to any place I have ever lived.

tend to agree. I prefer LC to Laffy. As someone said earlier, the white collar crowd pretends to be pretentious here in LC, but the white collar crowd IS pretentious in Laffy. like that have that old NOLA money...

And as to the housing market....there are 20 year old houses in GW these days. Same with 100 year old houses on Shell Beach. IF they have been updated, then they sell for top $$$, if they haven't, they usually sit. Current problem is sellers think just because of location they can command top dollar regardless. It doesn't work that way in this market.
