Only reason i said concrete drivway is because a lot of rental properties i have seen have gravel if that and it gets nasty. I have no mortgage on house. Brand new central unit. Home is in the Thibodaux area.

If you think you can find a good renter then I'd rent.

If you do not have the cash to do emergency repairs then sell it. If you have the cash or ability to do emergency repairs rent it.
I would maybe find a friend that is a realtor and ask them what your house would rent for.
If you want a good longterm tenant which is hard to find look for elderly people. You may have to work with them more on the rent. At the end of the day they put less wear and tear on your house and typically do not want to move. When I find these people I work with them to keep them because they are on fixed incomes.
Younger couple with kids or section 8 tenants are typically rougher on your property. Now you can demand more rent per month. At the end of the day it maybe a wash because of the repairs.

I've rented for about 10 years.
It's not without its stresses or expenses. I have a few months left, but I'm putting it on the market. Life is too short.
