My roof was replaced after problems were found during inspection before the finalized sale 4 years ago.

Fast forward 4 years and after a recent rainstorm I noticed a little water leaking from around where the stove exhaust vent exits the roof. I call the contractor who performed the work (I have the reciept from my real estate agent). He states that he subbed out the job and gave me the contact info for the roofing subcontractor. Roofer says he will stop by to check out the problem but a few weeks have gone by and he won't return calls or messages. I have no other ways to contact him.

What seems to be my best action at this point? Can the contractor be held responsible or do I have to pay to fix this myself?

Just get up there (or get a handyman if you can't) and put some sealant around the vent. Had the same thing happen and my roofer didn't seem interested in breaking away from a full job to come spend ten minutes on my roof.

Thanks. It seems easy enough to fix but figured it would be best for the roofer to come out and have a documented repair in case anything happens in the future.

I don't know if you can hold someone responsible for work that was 4 years ago. It's probably an easy fix. Like the other poster said, fix it with some roof repair. Also know that the roof leak may have originated higher up and drained down along a rafter and dropped around the exhaust vent.

Plywood around the 8 to 10 o'clock position of the vent is a little wet but nowhere else if that makes a difference as to where it may be originating.

You can't hold someone liable after 4 years unless they specifically warranted longer than a year.

He's not talking to you probably because he figures you're going to stiff him on the bill for any repairs.

Get a contractor you know to come inspect it and tell you what needs done. Then pay him to do it.

I had the same thing happen to me. I finally seen a roofer changing a roof in my neighborhood. I stopped and asked if they could take a look at mine. He had to replace some shingles and he also layed down some rubber mat type stuff around the vent. He told me whoever did it originally did it wrong. I paid him $200 and a 2 liter of Dr. Pepper and called it a day. Wasn't worth the hassle of finding out who originally put the roof on to get them to fix it.
