what type of legal action can I take against the intruders?
Suppose you win a civil case. How are they going to pay if they have no money?
About all you can do is whatever you can to help move the criminal case forward to a successful conclusion.

I haven't read all of the responses but it's safe to say your tenants are likely involved in some shady dealings. If the perps wanted in that bad there was a reason.
see aside from possible legal advice, this is what I was looking for from this thread. other peoples opinion on what happened.
but I live next door to the property they live at. if there was drug dealing or other shady stuff going on I'm pretty sure I would know

yea was told earlier today to check with the prosecuting attorney after I get the crime report from the police department.
so that was my plan of action as of now. unless I learned something differently from this thread...

So they didn't call the cops after the first time?

Yea I wish they had called the cops sooner. I think they learned their lesson though from not calling the cops at the first hint of trouble. Betting they do that if there's a next time. The cops certainly took them to task when they got there for not calling them sooner.
But like I said earlier they were hoping it was just kids messing around. They were both asleep when the first occurrence happened, so it didn't really register what had happened. the girl blew it off and went back to sleep while the guy stayed up to keep watch. He thought it might of been somebody trying to get in and they might be back.
